Audit Scope of Work
- Conduct a 100% space audit, a unit-by-unit inventory and verify against the site computer records. Match up all occupied, vacant, over-locked and lien sale units against computer records.
- Inspect spaces shown as vacant and confirm “rent ready” condition.
- Inspect all “company” units.
- Inspect all “out of service” units.
- Review 30 tenant records for the following:
- Proper match up of legal information from rental agreement to computer record.
- Proper and thorough completion of rental agreements and other documents such as policy and procedures that may require customer signature.
- Proper custodial chain for change of address.
- Proper notification of rental increases.
- Proper identification.
- Proper signatures and acknowledgement.
- Payment audit from source document to bank statement.
- Computer Receipt.
- Hand Receipt.
- Deposit Slip.
- Daily Site Computer Deposit Records.
- Bank Statement.
- Review current marketing programs.
- Review mystery shopping reports.
- If none are available, schedule.(5)
- Review cash control and management procedures.
