100% Financing Program
This is a specialty loan program for borrowings in excess of $5,000,000. Coast-To-Coast has not yet placed any loans with this investor, and we will discount our fee for the first borrower to take advantage of this program.
» PROGRAM OUTLINE
Purpose: Acquisition, Renovation and development/Construction
Loan-To-Value: 100% Program to finance all cost involved with the project to include land acquisition, hard cost, soft cost, reimbursement for paid expenses, finance fees, interest reserves, land equity and profit to 100% of the "Upon Completion" stabilized value. End result is ZERO capital investment requirement at closing.
Term: Up to Five Years Interest: Only designed for projects to reach immediate stabilization and maximum profitability. Property to sell or refinance at the end of term to remove underlying debt.
Rate: 10 Yr. US Treasury + margin (up to 300 bp). Rate locked at closing.
Deal Size: Minimum $5,000,000- No Maximum
Loan Fees: 6% Syndication Fee (fully funded) 1-4% Origination Fee to Coast-To-Coast (fully funded)
Location: All 50 States, Canada, US Virgin Island, The Caribbean and Mexico.
Third Party Reports & Deposits: Appraisal, Market/Feasibility Study & Environmental Phase I
- Borrower’s choice of Feasibility Study Provider, MAI Appraiser & Engineers
- $2,500 application fee + $750 processing fee (non-refundable) due upon issuance of term sheet
- 1% good faith deposit (not to exceed $100,000). One-half(1/2) due at engagement, other half (1/2) due at start of legal process.
- Deposit is 100% refundable with standard carve-outs. Credited towards total fees at closing.
- Deposit is bondable for a premium.
Misc:
- Investor equity participation at 35% or Exit Fee
- Borrowing entity must have a minimum of $125,000 in cash reserves to qualify
- 5 business days turn around time to issue Term Sheet + 4 business days to issue Engagement.
